THE INSPECTION

An inspection is not pass or fail. It is an educational tool for the client to find out if there are any current/existing issues with the most important parts of a home structure. Inspections are for prospective home owners to be able to make educated decisions about the home they want to purchase. 

  • We will walk through the home together.

  • We will personally explain the general conditions of the home and systems to you.

  • We will address any concerns or major issues that may have been discovered.

  • We will also inform you of any items that may need repair, further investigation by a professional, or may need monitoring.

We want to teach you about your new home in this walk through. After the walk through we will provide you with the written report. It is then up to you whether or not you want to share that report with anyone. YOU are our client and it is YOU we work for. 

 

We strictly follow the Standards of Practice for home inspectors established by the Texas Real Estate Commission (TREC) and NACHI's Code of Ethics. 

WHAT GETS INSPECTED

STRUCTURAL SYSTEMS

Foundations, drainage and grading around the foundation, walls (interior & exterior), ceilings and floors, doors (interior & exterior), windows, stairways, fireplaces and chimneys, porches, balconies, decks, and carports.

ROOFING

Roof coverings, flashing, skylights, roof penetrations such as chimneys and vent stacks, drainage systems

ELECTRICAL SYSTEMS

Service entrance and panels, branch circuits and panels, connected devices and fixtures (light switches, ceiling fans), smoke and carbon monoxide detectors, and testing GFCI/AFCI (ground & arc fault protected) when possible.

PLUMBING

Plumbing supply, distribution systems, faucets, showers, tubs, drains, wastes, venting systems, water heater(s), hydro-massage therapy equipment, hose bibs, water pressure, and sprinkler systems.

HEATING, VENTILATION AND AIR CONDITIONING SYSTEMS

Cooling and Heating equipment, duct systems, flues, chases, vents.

APPLIANCES

Range & oven, range hood, cook-tops, microwave, dishwasher, garbage disposal, trash compactor, bathroom exhaust fans, garage door operator, and any other built in appliances.

                       

You will receive your report within 24 hours of completion of the inspection. We understand how important it is for you to get the report as quickly as possible. The quickest way to get the report is via email. 

Note: You as our client, own the inspection report. It is your choice who you share the report with. It is not required that you share the report with anyone. We will NEVER share your report with anyone unless we have your express permission.
